Property Manager - Mobile Home Park (half time, flex time)
Wichita, KS - $2,000/mo. + Bonus
Job Summary
Our mission is to expand the supply of affordable housing for lower- and middle-income families. The Property Manager is responsible for all day to day property operations of our mobile home park. His/her goal is to increase occupancy, and insure the Rules & Regulations are followed to maintain the property’s appearance and safety. The Property Manager also arranges for vendors to rehab mobile homes as needed, and then advertises and shows those mobile homes to families and individuals.
Responsibilities
Demonstrate leadership and caring in the community by arranging for vendors to cut the grass in common areas, pick up trash, etc. We want good curb appeal.
Insure tenants similarly keep their lawns cut and junk thrown away.
Oversee the rehab of 5 - 6 mobile homes per year.
Then advertise and show those homes, and sign leases.
Upload scans of leases and other documents into our software.
Deposit rents in a timely manner (we train you on how to use the check scanner we provide and the software to auto-deposit the checks and money orders into the bank).
Notify HQ in a timely manner of all move-in/move-outs.
File evictions on non-payers. Appear in court. (This will usually only be a few times a year.)
Submit vendor invoices to our corporate office for payment.
Respond to resident concerns and requests on timely basis to ensure resident satisfaction with management.
Represent the company in a professional manner.
Qualifications
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM), preferred, but not required.
Position requires a minimum of two years on-site as a Property Manager, Leasing Consultant, and/or Assistant Property Manager; will consider candidates with three years supervisory experience in a customer service related business with appropriate certification(s).
Must possess a can-do attitude.
Achieve Fair Housing certification prior to interaction with prospects or residents.
Basic familiarity with personal computer skills - email, Facebook, CraigsList, Dropbox, Rent Manager community software (we can train).
Compensation
DoE, but we anticipate this property to need a manager approximately half time (20 hours/week) and we anticipate compensation being in the range of $2,000/mo.
We pay bonuses for getting homes occupied, so your earnings can go higher.
